A proposal to develop a 5-unit subdivision on Fish Creek north of Wilson was rejected by the Teton County Board of Commissioners on Tuesday.
The plan was brought forward by the One Wildlife Ranch under the Rural-Planned Residential Development Option that allows for increased density and optional subdivision on rural land in the county in exchange for a large conservation easement.
The property is located 2.5 miles North of downtown Wilson to the west of Fish Creek Road and bordering the Bridger-Teton National Forest. Owners requested to create 4 lots which would have included 3 lots for single family homes and a fourth lot containing 49.15 acres of open space for an additional home and an existing historic log cabin.
While the planning staff recommended approval of the subdivision, the county Planning Commission had denied a recommendation of approval of the plan back in June noting that the goal was to create a proposal that was better for wildlife.
Neighbors to the proposed development, including two former county commissioners, opposed the application saying it did not meet the criteria of the regulations because the conservation easement that was delineated was already undevelopable. Hank Phibbs said the parcel happens to include Natural Resource Overlay and critical moose winter range and the proposed development proposal would destroy both.
The County Commission voted for denial with the majority saying they could not make the findings necessary for approval. Commissioner Luther Probst said that he just simply couldn’t make the findings needed for approval and that the proposal was not consistent with the intent or the letter of the LDRs.
