The Town of Jackson planning staff wants to change the rules for short-term rentals.
The new rules would require all short-term rentals in town to be licensed and to collect sales tax. They would also limit the number of times a homeowner could rent for less than 30 days to three times per year.
Planners say that the limitation would maintain the primary use of a property as long-term residential with the goal to ensure that rentals provide only supplemental income for the residential property owner, not a source of primary or investment income.
The proposed rule changes would apply to all short-term rentals including ones currently licensed.
A new fee would be collected by the town to cover the administrative cost of renewal, reinspection, and enforcement of the program.
In a report to the Jackson Town Council, the Planning Department says they will need additional staff to manage the new rules.
The council will discuss the recommendations today at the Town Hall.
