The Virginian has served as a special community meeting place for the annual Rod Run Classic Car Show, Christmas Tree Festival, the World Championship Hill Climb, and Fall Art Festival.
The listing suggests that the two sections of the property have the potential for multiple purposes, including commercial, lodging, housing, and workforce apartments. The front parcel is zoned mixed-use Commercial Residential rising three to four stories and the ability to build another 170-room hotel on-site.
The rear parcel is zoned for Neighborhood High Density, promoting a variety of residential, apartment, condominium or workforce housing options up to 3 stories high.
